{"id":1240,"date":"2022-08-15T15:12:00","date_gmt":"2022-08-15T18:12:00","guid":{"rendered":"https:\/\/www.veneza.com.br\/blog\/?p=1240"},"modified":"2022-09-12T15:24:28","modified_gmt":"2022-09-12T18:24:28","slug":"projeto-de-lei-propoe-75-de-isencao-no-imposto-de-renda-sobre-alugueis","status":"publish","type":"post","link":"https:\/\/www.veneza.com.br\/blog\/projeto-de-lei-propoe-75-de-isencao-no-imposto-de-renda-sobre-alugueis\/","title":{"rendered":"Projeto de lei prop\u00f5e 75% de isen\u00e7\u00e3o no Imposto de Renda sobre alugu\u00e9is"},"content":{"rendered":"\n<p>O Projeto de Lei, <a href=\"https:\/\/www.congressonacional.leg.br\/materias\/materias-bicamerais\/-\/ver\/pl-709-2022\">PL 70&nbsp;&nbsp; 9\/22<\/a>, &nbsp;do senador Alexandre Silveira (PSD-MG), &nbsp;aprovado no Senado e j\u00e1 remetido \u00e0 C\u00e2mara dos Deputados, prop\u00f5e que os propriet\u00e1rios de im\u00f3veis residenciais alugados tenham uma isen\u00e7\u00e3o de 75% no Imposto de Renda Pessoa F\u00edsica (IRPF) sobre os valores recebidos com a loca\u00e7\u00e3o e que os inquilinos possam abater os valores pagos de aluguel residencial da base de c\u00e1lculo do Imposto de renda pessoa f\u00edsica.<\/p>\n\n\n\n<p>Outro item do projeto de lei prev\u00ea uma multa de 150% sobre o imposto devido para o propriet\u00e1rio que omitir ou fraudar o recebimento de alugu\u00e9is, que tem por objetivo a redu\u00e7\u00e3o da sonega\u00e7\u00e3o de imposto de renda pelos propriet\u00e1rios de im\u00f3veis locados. A proposta trar\u00e1 ganhos para ambas as partes, desonerando propriet\u00e1rios e inquilinos com a redu\u00e7\u00e3o do IR pessoa f\u00edsica.<\/p>\n\n\n\n<p>Segundo dados do Instituto Brasileiro de Geografia e Estat\u00edstica (IBGE), os im\u00f3veis alugados representam 18,3% das moradias. O instituto tamb\u00e9m atesta que gastos com habita\u00e7\u00e3o consomem a maior parte do or\u00e7amento das fam\u00edlias. Nesse sentido, a dedu\u00e7\u00e3o de IR seria muito bem-vinda. Para os propriet\u00e1rios, a isen\u00e7\u00e3o de 75% no IR pessoa f\u00edsica funcionaria como um incentivo \u00e0 formaliza\u00e7\u00e3o das loca\u00e7\u00f5es e uma melhoria na rentabilidade nesta modalidade de investimento, al\u00e9m de estimular o mercado e proporcionar mais investimentos e neg\u00f3cios no segmento de loca\u00e7\u00e3o residencial.<\/p>\n\n\n\n<p>&#8220;Certamente um dos objetivos do Projeto de Lei seria o combate \u00e0 sonega\u00e7\u00e3o, entretanto acreditamos que isso n\u00e3o seria t\u00e3o relevante, j\u00e1 que as loca\u00e7\u00f5es feitas pelas imobili\u00e1rias j\u00e1 s\u00e3o informadas para a Receita Federal atrav\u00e9s da Dimob (Declara\u00e7\u00e3o das Informa\u00e7\u00f5es sobre Atividades Imobili\u00e1rias), que \u00e9 uma declara\u00e7\u00e3o entregue para a Receita Federal no in\u00edcio do ano, contendo todas as loca\u00e7\u00f5es ocorridas no ano anterior.&#8221;
